Every membership follows the same maintenance process. Only the visit frequency and the included services change from plan to plan.
A visit is complete when the applicable routine maintenance checklist and the covered maintenance tasks that need attention have been properly addressed, documented, or scheduled for an appropriate follow-up.
If a task is already part of your membership and needs a follow-up visit, that follow-up does not generate an additional charge.
We do not impose a set time limit on routine maintenance visits, and we do not cap the number of covered routine tasks. Coverage is defined by the type of work included in your plan and the agreed service scope, not by a clock or a task count.

Weekly Home Maintenance
One scheduled home-maintenance visit every week, with a complete accessible home-condition walkthrough, routine preventive maintenance, and ordinary minor home repairs. There is no maximum number of hours, no minutes-based repair allowance, and no arbitrary limit on the number of qualifying routine items we address.
Professional Lawn Care
We hire a professional lawn care company to perform your covered lawn services. We arrange the provider, coordinate recurring services, manage normal scheduling, communicate with the provider, verify the work was performed, and pay them. Covered routine lawn care never generates a separate bill to you.
Routine Maintenance Supplies
Standard consumables used for covered routine maintenance are included in the monthly price: standard HVAC filters, ordinary residential light bulbs, standard batteries, small standard fasteners and hardware, and ordinary materials for covered minor household adjustments.
Seasonal Home Maintenance
A structured, year-round maintenance program. Spring, summer, fall, and winter each carry their own list of checks and upkeep, performed when appropriate rather than repeated at every visit.
Family Communication
A written report after every scheduled home visit, a summary of completed tasks, documentation of identified concerns, photographs when authorized, confirmation of completed lawn services, and a monthly maintenance summary. Communication is professional, consistent, and respectful of the homeowner’s privacy preferences.
Contractor Coordination
We become the family’s point of contact for ordinary property-maintenance coordination: identifying work that needs a qualified contractor, helping locate reputable providers, requesting estimates, coordinating appointments, tracking outstanding repair work, and confirming whether contracted work was completed.
Priority Customer Support
Priority communication about routine maintenance concerns during business hours, help arranging maintenance appointments, help understanding what we found, and regular follow-up on unresolved items. This is not 24-hour emergency response and not guaranteed immediate service.

We hire a professional lawn care company to perform your covered lawn services. You never receive a separate bill for covered routine lawn maintenance, and you never have to find or schedule the provider yourself.

Mowing occurs as frequently as the season requires under the agreed lawn maintenance program, generally weekly during active growth. Lawn scheduling depends on weather, growing conditions, and safe access. Major tree work, large landscaping installations, land clearing, extensive storm cleanup, and irrigation system reconstruction are not part of covered lawn care and are quoted separately if you want them.

Your membership should not generate a steady stream of small charges for ordinary maintenance materials. These are included in the monthly price.

For Complete Home Stewardship, all specifically included lawn services are covered. Working with an outside contractor does not automatically mean an additional fee to you: the contractor’s own invoice is separate from your membership.
The highest membership is not right for every household. If the homeowner still handles most home maintenance, has family nearby, and only needs occasional assistance, Independence Essentials or Independence Plus may make much more financial sense. We want you to choose the level of support that fits, not the most expensive one.
Complete Home Stewardship
Property eligibility and custom quotes
We protect the quality of the service through a clear initial assessment and published eligibility, not through limits on our visits.
Which properties qualify
The published Complete Home Stewardship price applies to an approved standard property. Property eligibility is confirmed through an initial home assessment rather than through limits on our visits.
- Standard single-family residential property
- Approximately 3,000 square feet of interior living space or less
- Approximately half an acre of maintained lawn or less
- Generally accessible residential property
- Home in reasonably maintained condition
- No substantial deferred maintenance or major landscape restoration needs
For larger homes, unusually complex properties, or significantly larger lawn areas, we prepare a customized fixed monthly membership quote before enrollment. Once enrolled, we do not charge additional fees for routine services already included in your agreed membership scope.
An initial property assessment establishes the home’s baseline condition, lawn requirements, and known maintenance needs. Major existing maintenance backlogs or restoration work can be quoted separately before membership coverage begins.
These eligibility guidelines are proposed and pending final owner approval. They are confirmed with you in writing before enrollment, and your approved service scope and price are recorded on your membership.

Lawn mowing and trimming
Included with Complete Home Stewardship for qualifying properties. For every other membership, and for nonmembers, lawn mowing and trimming are quoted from the actual mowable area, property conditions, service frequency, and access.
Seasonal yard cleanup
Included with Complete Home Stewardship for qualifying properties. Otherwise quoted for the property as a separate service.
Larger minor-repair projects
Work that goes beyond routine maintenance is quoted before it begins, so nothing is a surprise.
Additional maintenance visits
Extra visits beyond your plan schedule, at your request and subject to availability.
Specialized home modifications
Grab bars, ramps, and similar modifications when performed by appropriately licensed or qualified professionals.
Other household maintenance requests
Anything outside the recurring membership scope. Ask, and we will tell you honestly whether we can help.
Optional services are quoted separately, so no fixed add-on prices are listed here. You do not need a membership to request one, and you can ask about several services in a single inquiry. Lawn mowing, trimming, and routine seasonal yard maintenance are included with Complete Home Stewardship for qualifying properties, where we arrange the provider and pay them. For every other membership, and for nonmembers, they are available as separately quoted add-ons.

- Routine maintenance is included in your membership. We do not add miscellaneous service-call charges, extra routine labor charges, or separate lawn care fees for covered work.
- With Complete Home Stewardship, standard covered supplies are included in the monthly price, and the covered routine lawn services are arranged and paid for by us.

Customer-friendly rescheduling
- We ask for at least 24 hours notice when it is reasonably possible.
- Illness, hospitalization, family emergencies, and other unforeseen situations are accommodated without punitive cancellation fees.
- If we miss a scheduled visit, we offer a timely replacement visit or an appropriate credit. We do not charge for a service we failed to provide.
Your choice, your pace
- You can request an upgrade or a downgrade, and we explain when new pricing takes effect and how previously paid services are handled.
- An authorized family member can be involved without taking control away from the homeowner.
- The homeowner remains the primary decision-maker unless a properly authorized representative is legally responsible for decisions.
Honest communication
- We do not advertise emergency response, unlimited repair work, medical monitoring, guaranteed hazard detection, or a 24-hour answered telephone line.
- We do not make commitments we cannot consistently fulfill.
Start with a free home assessment
Requesting a home assessment is free, and it is the first step for every membership. We walk the property to establish its baseline condition, its lawn requirements, and its known maintenance needs, then recommend the membership level that fits. You are never enrolled or charged because you asked.
The optional $185 Home Independence Assessment remains available separately as a more detailed, one-time walk-through that organizes our findings into a written plan of action. Neither the assessment visit nor the detailed assessment is a licensed home inspection, medical evaluation, engineering report, or a guarantee that the property is hazard-free.
