A yearly review keeps small problems small
Maintenance is easier to keep up with when it is scheduled rather than remembered. An annual pass through the home and exterior catches wear before it turns into an expensive repair.
Exterior and structure
Clean gutters and downspouts thoroughly so water flows away from the foundation. Inspect the roof and flashing for missing or damaged shingles. Check walkways and steps for cracks, settling, or loose boards. Look at siding and trim for damage or gaps.
Heating and cooling
Service the HVAC system, ideally before the season you rely on it most. Replace HVAC filters. Check that vents are clear. If the home has a fireplace or chimney, have it inspected and cleaned as needed.
Safety
Test smoke and carbon monoxide detectors and replace batteries on a set schedule. Review the placement of fire extinguishers. Check that grab bars and handrails are still secure, especially on stairs and in bathrooms.
Plumbing and water
Check under sinks and around toilets for slow leaks. Look at the water heater for drips or rust. Inspect visible supply lines for bulging or wear. Drain a bit of water from the water heater if recommended by the manufacturer.
Around the property
Trim branches near the home and roof. Check that exterior lighting works at entrances and walkways. Clear debris from exterior drains. Review the condition of decks, railings, and steps.
The items most often forgotten
- Detectors with dead or aging batteries.
- HVAC filters that are long overdue.
- Loose handrails that have been tolerated for months.
- Slow leaks that have been ignored.
- Exterior lighting that no longer works.
These are exactly the items an annual review is meant to catch.
